Living in Rancho Santa Fe

Rancho Santa Fe is an unincorporated community in San Diego County, known for large lots, privacy, and a rural feel just minutes from the coast. The historic village, designed in the 1920s with architect Lilian Rice, is home to local shops and restaurants.

Much of the area is part of the Covenant of Rancho Santa Fe, managed by the Rancho Santa Fe Association, which oversees an extensive private trail system, the Rancho Santa Fe Golf Club, and an Art Jury that reviews architecture and improvements.

Homes you'll find

  • Estate homes on acreage, from classic Spanish Colonial and early California styles to modern builds.
  • Equestrian properties with barns, arenas, and trail access.
  • Gated communities such as Fairbanks Ranch, The Bridges, and Cielo, often with golf, tennis, and HOA amenities.

Schools

Much of the area is served by the Rancho Santa Fe School District and its single K-8 campus, R. Roger Rowe School, which earned an A overall grade from Niche in 2026. The district’s small size is a big part of what draws families to the Covenant.

High school students are generally served by the San Dieguito Union High School District, ranked 3rd in California and 1st in San Diego County by Niche for 2026 with an A+ overall grade, feeding campuses such as Torrey Pines High School and Canyon Crest Academy.

Addresses outside the Covenant may fall into the Encinitas Union, Solana Beach or Del Mar Union districts, all highly regarded, and several well known private schools are a short drive away. I help every buyer confirm the boundary for the exact parcel.

School assignments depend on the exact address and attendance boundaries change. Confirm the assigned schools for any specific home directly with the district. Rankings cited are from Niche’s 2026 Best Schools rankings.

Buying in Rancho Santa Fe

Rancho Santa Fe is one of the most prestigious communities in the country, with estates on acreage, riding trails, golf, top schools and a timeless village, all minutes from the beaches of Del Mar and Solana Beach. It offers a level of privacy and space that is very hard to find this close to the coast.

Inside the Covenant, the Rancho Santa Fe Association’s architectural review helps preserve the community’s character. If you plan to remodel or add a structure, we will learn the review process up front and build the timing into your plans. Some properties have septic, private roads, wells or propane, and we will review each one, along with what the current owner spends each year on upkeep.

Insurance is the one item I start on in the first week of escrow. Pricing and availability vary by parcel and by how the home has been hardened, so getting quotes early keeps your purchase smooth and on schedule.

Selling in Rancho Santa Fe

Rancho Santa Fe buyers are buying privacy, usable land and systems that work. We will show how the acreage is actually enjoyed, whether that is riding, orchards, a pool or simply the quiet, with marketing that tells the full story.

Preparation is the key to a smooth sale at this level. Current septic and well reports, documented fire hardening and defensible space, permits for past work and a clear picture of current insurance costs help buyers move confidently through inspections.
