Living in Ocean Beach

Ocean Beach, or OB, sits on the western edge of the Point Loma peninsula between the San Diego River channel and Sunset Cliffs. Newport Avenue is the main street, with antique stores, record shops, cafes and local bars, and the Ocean Beach Pier, at the foot of nearby Niagara Avenue, is currently closed to the public while the city plans its replacement.

Dog Beach, at the north end, is one of the best known off leash beaches in the county. A weekly farmers market, a street fair and a chili cook-off are part of the yearly rhythm, and the neighborhood prides itself on local businesses and a fiercely independent feel.

Homes you'll find

  • Beach bungalows and cottages: from the early and middle twentieth century, many on small lots.
  • Duplexes and small multifamily properties: common near the commercial streets.
  • Condominiums: in small buildings and a few larger complexes.
  • Bluff top and Sunset Cliffs area homes: with ocean views and some of the best sunsets in the city.
  • Rebuilt and remodeled homes: in the more recent infill along many streets.

Getting around and schools

Ocean Beach is served by San Diego Unified School District, which also offers choice and magnet programs. I can help you confirm the assigned schools for any address.

I-8 and Sunset Cliffs Boulevard connect OB to the rest of the city, and local bus routes run along Voltaire Street and Newport Avenue. Many residents walk or bike to the beach and Newport Avenue, and a home with its own parking is a real plus.

Buying in Ocean Beach

Ocean Beach is one of a kind: Newport Avenue, Dog Beach, Sunset Cliffs sunsets and a proudly independent, close-knit community just steps from the sand. If you want true beach town living inside the city, OB is it.

OB is in the coastal zone and has height limits that help keep its character, so if you plan to add on, we will check early what is possible. Near the bluffs we will review geotechnical information, and near the river channel we will check flood and tsunami zone status. Salt air is part of beach life, so a thorough inspection of foundations and drainage is a smart step. For small multifamily properties, we will review the permit and rental history together.

Selling in Ocean Beach

Ocean Beach buyers care about character and the OB lifestyle. We will show off the original details, outdoor spaces, and the walk to Newport Avenue and the sand, and be clear about parking.

For a home near the bluffs, sharing geotechnical information up front builds confidence, and having permits for additions and extra units ready keeps escrow smooth.
