Living in Little Italy

Little Italy grew up as a community of Italian fishing families who helped build San Diego's tuna industry, and the heritage still shows in the Piazza Basilone and the Italian restaurants along India Street. Today it is also a design and dining district with galleries, boutique shops and busy sidewalks.

The Saturday Mercato farmers market fills several blocks, and the waterfront at the Embarcadero is a short walk west. The County Center/Little Italy trolley station and Santa Fe Depot are close, and the airport is just minutes away.

Homes you'll find

  • Modern condominiums: in mid-rise and high-rise buildings with doormen, rooftop decks and pools.
  • Townhomes: in newer infill projects, some with private garages and roof terraces.
  • Lofts and live and work units: in converted and purpose built buildings.
  • A few older single family homes: on the edges of the district, which rarely come up for sale.
  • Rentals and investment units: in buildings that allow rentals.

Getting around and schools

Little Italy is served by San Diego Unified School District, which also offers choice and magnet programs. I can help you confirm the options for any address.

Daily errands are walkable, and the County Center/Little Italy trolley station plus the Coaster and Amtrak at Santa Fe Depot make it easy to get around without a car. Many units come with one or two deeded parking spaces, which we will confirm for any home you consider.

Buying in Little Italy

Little Italy is one of San Diego’s most loved neighborhoods: the Saturday Mercato, piazzas, some of the city’s best restaurants, the waterfront a few blocks away and a true sense of community. It is a wonderful place to live a walkable, connected life.

With a condo, a well run building is a great investment. I review the HOA budget, reserve study, minutes and assessment history with you, and we will confirm parking, storage and rental rules. Visiting at a few different times helps you pick the street and the floor that match your lifestyle, whether you want to be in the middle of the action or tucked away on a quieter block.

Selling in Little Italy

Little Italy buyers shop on walkability and the building, so we will lead with both, including a short list of everything within a few minutes on foot. Having HOA documents ready speeds things up.

Outdoor space, views and natural light are what buyers remember, so we will show them beautifully.
